Propose 8-Story Mixed-Use Building For Sunnyside

The owner of a 9,000-square-foot parcel on Queens Boulevard and 39th Place in Sunnyside has filed plans to develop an eight-story, mixed-use building at the site.

Plans call for development of an 88-fot building at 43-46 39th Place, featuring 48 residential units on 34,500-square-feet.of space, and 6,926-square-feet of space for commercial use.

Plans call for a retail store and a commercial lobby on the ground floor, with a laundry room and bicycle parking spaces in the basement. An enclosed parking garage with space for 20 vehicles is planned for the second floor.

Plans show floors three through seven will feature nine apartment units each, and the eighth floor will feature five apartments.

The owner is awaiting approval of an application for demolition of existing buildings at the site to make way for the new building.

A spokesperson for the owner, 39 Sunnyside Owners LLC, said construction is expected to begin as soon as the Department of Buildings approves the plans. The project should take about two years to complete, the spokesperson said.

The owners acquired the property in 2016 for $10,450,000.
