Plan 7-Story Building For 25th Avenue

The owner of a parcel at 25-79 31st Street has filed plans to demolish two; two-family homes at the site to make way for a 7-story mixed use building.

Developer Rockfarmer Properties filed plans to develop the building with 22 residential units and commercial space on the ground floor.

The building would feature 16,972-square-feet of residential space on floors two through seven, and 4,659-square-feet of commercial space on the ground floor, with parking for 12 vehicles in an underground garage.

Two, two-family homes that occupied the site have already been demolished to make way for the new development.

The building would be located within walking distance to the Astoria Boulevard/Hoyt Avenue elevated subway line, minutes from the Grand Central Parkway, the RFK Triborough Bridge, and the 30th Avenue shopping district.

Rockfarmer Properties acquired the property in 2016 for $3.9 million.
