20 New Apartments Planned For Dutch Kills

By Liz Goff
An unoccupied home on 31st Street in Dutch Kills will soon undergo transformation to a seven-story residential building featuring ground floor retail space.

The three-story wood structure at 36-31 31st Street will soon be demolished to make way for the mixed-use building featuring 20 apartments above 1,200-square-feet of retail space.

The 20 units will be built on 15,140-square-feet of residential space, making the rentals 750-feet each. Floors two through seven will feature four apartments each, and the building will offer space for nine vehicles in an underground parking lot.

The top three floors will be set back from the lower floors, and will feature classically styled cornices that will set the building apart from others in the Long Island City neighborhood.

The building is located less than one block from the elevated 31st subway line, just steps from the Q102 bus line and within walking distance to the Queens Plaza transportation hub.

The building sits just south of the 36th Avenue commercial corridor and within walking distance to the Steinway Street and Broadway shopping strips.
